This is a flat one-time fee — there are no hidden costs or commissions.

For independent buyers who only want expert guidance and property information.

Ideal if you prefer to handle the purchase process yourself but want reliable, honest information before making decisions.

Includes:

• Initial consultation by email or video call

• Research and curated property listings based on your goals and budget

• Detailed area descriptions, lifestyle pros and cons

• Tips about Hungarian buying process and what to expect

• Recommendations for trusted local contacts (lawyers, translators, notaries)

Not included:

• Translation, in-person showings, or assistance with local offices

• Legal paperwork or on-site support

Payment:
Full payment of $3,000 USD required upfront before I begin property research.

This plan is perfect if you only want solid, trustworthy information and wish to take care of the rest on your own.

🌿 STANDARD PLAN — $7,000 USD

Full Property & Relocation Assistance

This package is designed for clients who want full, start-to-finish support through the entire process of finding, searching, viewing, translating, and buying a property in Hungary.

Includes:

• One-on-one consultation to understand your lifestyle, budget, and goals

• Property search and detailed research based on your needs

• Communicating with local owners and agents (most don’t speak English)

• Translation of listings, messages, and key documents

• Scheduling and attending property viewings

• Assistance with legal and council offices

• Support with lawyers, notary, and paperwork

• Guidance through Hungary’s bureaucratic process (it’s paper-heavy!)

• Honest, unbiased advice at every step

💬 This is a flat, one-time fee — there are no hidden costs or commissions.
My only goal is to help you find a beautiful, safe, and suitable property for your new life in Hungary.

💵 Payment Policy

After our initial email exchange (usually 1–2 messages to clarify your goals), a $3,000 USD non-refundable deposit is required to begin working together.
This confirms your commitment and covers my time and research.

Unfortunately, in the past I’ve spent many hours helping people who later changed their minds or never arrived — so this policy helps keep my time and service focused on serious clients only.

The remaining $4,000 is due when your property search process begins in Hungary or before your arrival visit.

⚖️ Please note:

Legal fees, lawyer costs, notary services, and official fees — such as property transfer tax or purchase permits — are not included in the package price.
These are paid directly to the local offices or service providers when needed.

Standard Plan + Two-Week Guided Stay with Meals and Accommodation

This plan includes everything in the Standard Plan, plus a comfortable two-week countryside stay for up to two people — with private accommodation, breakfast, and dinner included.

Includes:

• Two weeks of local accommodation with home-cooked meals

• Daily guided property visits and area tours

• Translation and help at meetings with owners, lawyers, and councils

• Real experience of Hungarian rural life and community

• Relaxed, stress-free environment while finding your dream home

Payment:

• $3,000 USD deposit required to confirm and begin the property search.

• Remaining $7,000 USD due two weeks before arrival in Hungary.

Enjoy a real taste of Hungary while searching for your future home — I’ll take care of logistics, language, and food, so you can simply focus on your dream.

❓ Why a flat fee instead of commission?
Because I’m independent and work for you, not for the seller. You’ll always know exactly what you’re paying for — no surprises or hidden costs.

❓ What if I don’t buy right away?
That’s completely fine. You’ll still have all the knowledge, research, and contacts you need. I’ll continue to guide you until you find your perfect place.

❓ Can you help after the purchase?
Yes! I can help with renovation contacts, utilities, and even checking your property while you’re abroad. (Post-purchase services are customized separately.)

❓ Where do you recommend buying?
I focus on the Dunántúl region (Western Hungary) — safe, affordable, and peaceful. Some areas in the east and north unfortunately have social issues, so I always recommend avoiding those.

❓ What makes your service different?
I combine international real estate education (licensed in AU, NZ, and USA) with real local knowledge and personal experience. I understand both Western expectations and Hungarian reality — and my approach is fully transparent, friendly, and no-pressure.
